I do not have a visa to live in Japan. Is it possible for me to purchase a property?

Yes, foreigners can buy property in Japan without a visa. However, getting a mortgage from a Japanese bank is difficult without residency, so cash payment or financing from abroad may be necessary. You must also handle property taxes and assign the contact person living in Japan if you do not live in Japan.

Can I purchase a property in Japan while living overseas?

It is legally possible, but in most cases, buyers are required to visit Japan for the contract process. This is mainly due to Lack of awareness of the legal framework, psychological factors on the seller leading to cautious decision-making

What is the process for signing a purchase contract?

Here is the process for purchasing a property below;

  1. Property Search – Choose a property
  2. Viewing – Visit or request a virtual tour
  3. Application – Submit a letter of intent
  4. Screening – The landlord reviews your application
  5. Contract Signing – Review and sign the contract
  6. Payment – Pay the required fees
  7. Possession – Complete the title transfer and receive the key
  8. Move-in – Congratulations! The property is now yours.

How much do your services cost?

Our fee is higher of either 3.3% of the property price + ¥66,000 or ¥330,000, payable upon the successful contract signing.

Is there any other fee for your services?

If travel is required based on the client’s request, travel expenses will be charged. (ie. when accompanying the client for property viewings upon client’s request)

Do you offer a virtual viewing service?

Yes, but please note that travel expenses will apply if a trip is required.

How much tax do I need to pay?

Taxes vary depending on the property include:

  • Real Estate Acquisition Tax: 3–4% of the assessed value, one-time fee
  • Stamp Duty: ¥200–¥10,000, depending on contract value, one-time fee
  • Registration & License Tax: 0.4–2% of the assessed value, one-time fee
  • Fixed Asset Tax: 1.4% of the assessed value, annual fee
  • City Planning Tax: Up to 0.3% of the assessed value, annual fee

Do I need to pay a commission to the seller’s agent?

No, you don’t need to pay a commission to the seller’s agent.
